Project Brief/Description:

The Owner of Unleashed on 42 needed to expand their growing business. The desire was to modernize the exterior, provide some indoor play yards, grooming in house, larger drop-off reception, and more boarding kennels.

Challenge

  1. The existing building was challenging to renovate and create functional flows between both wings of the kennel.
  2. A very tight deadline with many approvals hoops to jump through. Including a building code reviewer that did not consider it agriculture building, thus much more demanding code requirements. VELD architect implemented as many creative solutions to avoid red tape, speed up the process and get through the authorities to meet some grant deadlines.

Design Features

  1. To avoid a $100,000 in code requirements we implemented some creative solutions to the building to save the client this money.
  2. As a kennel play yard does not require as much heating we had some wonderful opportunities for lighting in the covered play yards. The long strip opening around the perimeter and corner transparent opening gives passersby a glimpse of the fun being had by the dogs in the covered area.
  3. A little cheeky, but the windows on the front are in the configuration of 42 for the company name and road the building is located on.
  4. The reception area features separate in and out flows in order to avoid dog confrontations at pick up and drop off times.

Resolution

The project is currently undergoing authorities approvals, and will start construction later in 2022. The expansion will allow the Owner to meet the overwhelming demand of the area. Offer a variety of services related to dogs including grooming, and puppy training classes for an expanded revenue stream.
